Madolyn represents clients in a wide range of commercial real estate transactions and related business and corporate matters. She negotiates, drafts, interprets, and enforces contracts and other transactional documents connected with commercial leasing, property management, and landlord-tenant relations (leases, subleases, amendments, estoppels, assignments and consents, rent and CAM reconciliations, etc.); acquisition and disposition of real properties (broker listing agreements, letters of intent, purchase and sale agreements, options, escrow instructions, etc.); joint property ownership (tenants in common agreements, etc.); and the creation, modification, and termination of easements and other agreements for shared use of real property. Madolyn has a special interest in title issues, and title insurance. She helps owners, buyers, and lenders coordinate title insurance coverages; lien priority and subordination; surveys, environmental clearance, and other due diligence matters; lot line adjustments; and zoning variances and other aspects of the entitlements process, including educating and negotiating with city attorneys.
