Irving Hughes¦CM and ROEL construction have completed the tenant improvement project at 525 B Street for the law offices of
Procopio, Cory, Hargreaves and Savitch.
The 102,000 square foot space is spread throughout the building including full occupancy of the top four floors.
Included in the new space are state-of-the-art conferencing and meeting rooms, a roof-top contemplation garden and a private, four-story interconnecting stairwell.
The focal point of the project, located behind the floating cantilevered stair, is a 56-foot high, 20-foot wide art glass wall featuring a California juniper.
Above the stair, a 12-foot-by-20-foot skylight was installed to allow natural light to pass through to the lower floors.
In addition to earning the Energy Star label for the past three years, 525 B Street, owned and managed by Hines, recently received Silver certification under the U.S. Green Building Council's LEED for Existing Buildings program.
The tenant improvement project was also submitted for LEED Gold certification for Commercial Interiors.
Among the project's sustainable features are the uses of more than 20 percent of recycled and regional materials, of Low-Emitting Materials, more than 30 percent water use reduction, and new Energy Star certified appliances and equipment. All construction debris was sorted and recycled to the maximum extent possible.
Working on behalf of Procopio were
Tom Turner, the firm's managing partner and
Jim Perkins, chief operating officer.
Dean Petersen was the project manager for Irving Hughes¦CM, which provided design and construction management services.
The project designers were Marianne Berg and Edward Polk, of Carrier Johnson + CULTURE, with Gordon Carrier as principal in charge.
Other design team members included MA Engineers, Michael Wall Engineering and DCI Engineers.
ROEL Construction was the general contractor and key team members included project manager Dave McCarthy, engineer Kim Kuntz, and superintendents Dave Murphy and Bill Humes.
